Quality Assurance

 

The construction management process is most effective when employed from the beginning of the project, allowing the CM, the owner and the design professionals to identify and resolve issues of value and constructability during design and prior to construction.

The Hawkins Group monitors the design and construction processes to ensure that the owner’s quality and performance goals are realized in the completed project. The architect’s work is continually being reviewed as the project progresses. Based on information provided by the CM in the early stages of design, the architect can arrive at the most appropriate solution based on quality, performance, initial cost and life-cycle cost. The project team can select subcontractors by performance and qualifications rather than solely on price.

Time Scheduling

 

Scheduling and coordination are the keys to controlling time in the design and construction processes. The Hawkins Group uses a variety of scheduling techniques to monitor progress and to anticipate critical events and concerns before they become problems. Because design, estimating and construction processes overlap, time can be saved. Also, having single source responsibility expedites decision-making and eliminates time lost between reviews by separate entities.

Cost Control

 

Project scope determines project cost and opportunities for cost savings, which are greatest during design. The Hawkins Group prepares independent cost estimates and reviews the on-going design for potential cost savings. Major design components are more completely and accurately priced, prior to bidding, providing better control of the project.

With the Hawkins Group, costs are truly an open book. Actual invoices are sent with each pay application. All savings are either returned to the owner from general conditions and contingencies or shared with the Hawkins Group through a guaranteed maximum construction cost contract.

Dispute Resolution

 

All construction projects are subject to difficulties, but potential problems can be identified early and solved in a positive way through the construction management process. The Hawkins Group facilitates and takes the responsibility for early resolution of issues, in order to maintain positive relationships and to avoid the arguments and disputes which are common with other construction processes.
