Pre-Construction Phase

 

• Site and building evaluations

• Feasibility studies

• Provide recommendations of construction feasibility, availability of labor and materials, time requirements, and design cost alternatives.

• Assist owner in obtaining services of allied trades (surveyors, testing labs, etc.)

• Develop project schedule that includes the activities of the owner, architect/engineer, and construction manager.

• Prepare project budget, update and refine as needed.

• Advise owner of potential project budget shortfalls and provide recommendations for corrective action.

• Review drawings as they are being prepared and recommend improved construction alternatives.

• Purchase long lead items.

• Develop trade contractor bid packages.

• Develop trade contractor interest in bidding and make recommendations for award of contracts.

• Obtain building permits and assist in governmental agency approvals

Construction Phase

 

• Monitor trade contractor’s work and coordinate with activities of owner, architect/engineer and construction manager to complete the project in accordance with owner’s objectives of cost, time and quality.

• Establish procedures for coordination among owner, architect/engineer, trade contractors and construction manager.

• Schedule and conduct progress meetings.

• Monitor project schedule and construction progress.

• Develop and monitor an effective system of project cost control.

• Incorporate changes as they occur.

• Advise owner of variances from budget and recommend actions.

• Coordinate the collection and delivery of all warranties and guarantees.
